Why Baltimore? City Prices Increase 10.5% Across 2,049 February Closings

Baltimore City turned in strong real estate market numbers for the dead of winter. Homes sold in the city during February showed a 10.5% increase in price over February 2018 levels, the highest increase across the larger overall Baltimore urban/suburban market.

The City’s performance dwarfed fluctuations in price across surrounding Baltimore counties. Howard County prices declined 8% from the prior year period while Baltimore County, Harford County & Carroll County showed gains of 1% – 1.8% versus last February. Anne Arundel County showed no change over last year with a healthy $325,000 per closing.

The numbers are exciting for Baltimore City and are a bright spot among the rest of the Baltimore area’s suburban performance. The actual number of closings across the entire Baltimore region were down 9% over last February. In a market the size of Baltimore, that means a healthy 2,049 home sales closed. Pending sales levels remain high and show just a 2.8% decrease over last year.

“The morale of the story here is that the City remains a bright spot for realtors entering that marketplace with their investor and out-of-city clients.
