Iconic Dupont Gas Station Turning to 34 Unit Mixed Use Project

The Embassy Gulf service station at 2200 P Street, NW may be converting to a 9 story, 34 unit residential building with an additional 3,000 sq. ft. of retail. The station was built in 1936 and is on the National Register of Historic Places and part of the Dupont Circle Historic District. The project must be reviewed by the Historic Preservation Review Board as well as the Commission of Fine Arts.


“They’re going to have to deal with underground storage tanks and a few other issues as part of the zoning and approval process,” said Gerard DiRuggiero, Principal Broker at UrbanLand Company. “The site is great and gives developers space to build two stories of underground parking, new retail and 9 stories of residential. It looks like the gas station will relocate toward the edge of the property.
