Street Beat: Baltimore's Healthy $400,000+ Rowhome Market

It may come as a shock to the DC agent, but Baltimore City has a healthy & active rowhome / new construction townhome market in the $400,000 – $600,000 range.

“What makes the DC news about Baltimore is the outrageously low average prices, with homes sold averaging in the $100,000’s even after rounds & rounds of big percentage gains,” said Gerard DiRuggiero, Principal Broker. “It clouds the perceptions of Baltimore’s market in the eyes of the DC agent. There are very viable, larger transactions to be had up here, and a large amount of inventory.”

There are just over 200 rowhomes & townhomes currently for sale across Baltimore City in the $400,000 – $600,000. It’s a mix of classic, large rowhomes, nicely renovated smaller product in premium neighborhoods, and infill new construction. Just over 80 have sold in the past 90 days.

“Right around our Baltimore regional office in Hampden is a case in point on higher priced product,” said Gerard. “There’s a mix of new & newer construction for sale as well as older luxury product.”
