7 Story Office Building Near Dupont Converting to Residential

An existing 7 story office building at 1255 22nd Street, NW will be converted to residential. The building is mostly vacant already with only a United States Post Office tenant and has been called “obsolete” by its current owner.

The current building owner will be adapting the current structure to become 77 residential units, and an adjacent surface parking lot will become an entirely new structure with 120 new residential units. The two buildings will be connected to become one overall property. Amenities include a rooftop pool and lounge, underground parking for 118 cars, and additional underground parking for 66 bicycles. The USPS will remain in the existing building after the rebuild, and several additional small convenience retail spaces will be for lease.

The home mix includes 93 1 bedroom units, 16 1 bedroom + dens, 55 2 bedroom units, 5 large 2 bedroom carriage houses at street level, and 23 studios. Twenty units will be set aside as affordable dwelling units or inclusionary zones to meet DC’s zoning laws.

“It’s a 2 year rebuild of what has been an unused commercial property for years,” said Gerard DiRuggiero, Principal Broker of UrbanLand Company. “Rather than sell the asset and move on, the building’s owners have re-invested into what will become a large 197 unit residential project with a bunch of different home sizes and layouts. This will be a notable new project south of Dupont Circle.”
