The Virginia Housing Development Authority (VHDA) pays your Down Payment when you meet certain criteria. The money does not have to be paid back. You must have:
  • Less than $97,520/year in income (1-2 person households)
  • Less than $113,840/year in income (3+ persons)

The Maryland Mortgage Program loans you up to $8,500 in Down Payment Assistance. There's additional incentives from specific Maryland employers + great student loan incentive programs.
  • Incomes lower than $88,400 for 1-2 person households are eligible
  • Incomes between $88,400 & $128,760 may be eligible, based on county

Pathway to Purchase Program for Prince George’s County

The new Pathway to Purchase program in Prince George's County has replaced 2016's My Home II Program for first time home buyers purchasing a home or condo. Pathway to Purchase can be used to buy any home for sale in the County that is purchased for less than $313,000.

Administered through the Maryland Mortgage Program (MMP), the Pathway to Purchase Program provides first-time home buyers with $10,000 in down payment or closing costs assistance for the purchase of their home in Prince George’s County. Home buyers must be within the program's income limitations and must be able to pay a contribution based on 1.75% of the home's purchase price. 

How To Use It

The program launched on January 1,2017 and is available until funds are exhausted. The Pathway to Purchase program is just like any other mortgage, with the addition of down payment or closing costs assistance outside of the primary mortgage loan on your home purchase. You have to be able to basically qualify to borrow money for a home purchase from an authorized mortgage lender. You need steady income, a fair to good credit score, and have to meet certain other conditions.

"Pathway to Purchase" Basic Requirements

  • You must earn under the income limits for your household size. Get the limits!
  • You must be able to pay a 1.75% Contribution (based on 1.75% of the home's purchase price)
  • You must have a decent to fair Credit Score
  • You must purchase a home in the County under $313,000
  • You must have a Real Estate Agent to help you search for a home & negotiate the transaction per the terms of the 'Pathway to Purchase' program. UrbanLand Company agents are expert in the use of this & other local programs!

How It Works

  • 'Pathway to Purchase' is an additional Down Payment loan that is forgivable
  • You can get $10,000 towards your Down Payment or Closing Costs
  • The Down Payment loan reduces by 10% per year for 10 years - you don't have to pay it back unless you move early!
  • If you sell the home or transfer ownership prior to 10 years passing, you owe the remaining loan balance
