UrbanLand Company Acquires Bladensburg Road, NE Site For 2nd Regional Office

UrbanLand Company, a diversified real estate brokerage with headquarters at 913 Florida Ave., NW in Shaw, has acquired an existing building at 1020 Bladensburg Road, NE.  The building will be converted into the firm’s second D.C. brokerage office, servicing Northeast and suburban Maryland.

“Acquiring this site and building was a major strategic move for our brokerage,” said Gerard DiRuggiero, Principal Broker of UrbanLand Company.  “We’ve been representing developers in Northeast as new condo listing agents and project consultants for years, and wanted a foothold and base of operations as the H Street boom continues to spread.”

The building is a 2,200+ sq. ft. structure with high ceilings and a large amount of open space. The property will act as a brokerage office, a developer resource for what is going on in the corridor, and additional educational space for UrbanLand Company’s Free Home Buyer Workshops program with the public.

“Our Home Buyer Workshops are educating area home buyers twice a week on the pathway to ownership and local area condo financing,” continued DiRuggiero. “We have developed a very effective educational sales pipeline that delivers significant trackable sales – we’ve had 4 luxury condo sales at The Chaplain in Eckington directly from our Workshop attendees, including 1 valuable inclusionary zoning unit sale. Those transactions are part of $19.3 million in first time home buyer sales our Workshops have produced in 2014 and 2015 alone.“

The firm specifically chose a Bladensburg Road, NE location for a number of reasons. “Besides a huge amount of drive-by traffic for our site now, we see this immediate neighborhood exploding with growth and following a similar pathway to what we’ve seen occur in Shaw and U Street,” said Gerard. “Our new location right in the heart of it and our work guiding developers gives us the opportunity to really help drive growth in this zone.”

The building was purchased in December, 2015 by UrbanLand Company. Permitting is underway and buildout on the office will begin soon.

The office will service the needs of home buyers, property owners, developers and real estate investors in Northeast including the H Street Corridor, Trinidad and the growing Bladensburg Road/Benning Road area.
