Trinidad Market: Prices & Values On a 2 Year Burst


The Trinidad real estate market is on a healthy increase in housing values and prices in the last 2 years. Since 2014, average prices for homes sold in the neighborhood have risen from $367,782 to a 2016 average of $469,854. The statistics include single family homes, condominiums and multi-unit building sales.

Home buyers and investors have been taking homes and buildings off the market. There’s been 75 home sales this year in the neighborhood, and a good number of those sales are multi-unit building investors. The reasons are obvious for the neighborhood’s growth. The neighborhood is in a prime spot just East of H Street’s development and nightlife corridor.  The DC Streetcar has a stop right nearby.

“There’s a ton of multi-family target properties for the beginning investor wanting to get in at lower prices,” said DiRuggiero. “These are 2 – 4 unit buildings that are a great foundation to make income while living in one of the units. Some of the buildings are prime targets for FHA 203K renovation loans to fund the needed updates.”
