Plans have been filed by MRP Realty for 71 Potomac, a mixed-use residential and retail project that is on the West side of Dock 79, a 305 unit apartment building with built-in retail that is scheduled to deliver units in August, 2016. The 71 Potomac project will include 253 residential units, 12,500 sq. ft. of ground floor retail and 274 underground parking spaces. Part of the parking allocation will serve Nationals Park and the D.C. United Stadium on Buzzard Point.

71 Potomac is on a 1 acre site that was part of the former concrete plant that makes up the Florida Rock property. Florida Rock is a four phase project that includes residential, retail, office and hotel space. The site covers land from First Street, SE and Potomac Avenue, SE to Potomac Avenue and South Capitol Street, SE.
