The Virginia Housing Development Authority (VHDA) pays your Down Payment when you meet certain criteria. The money does not have to be paid back. You must have:
  • Less than $97,520/year in income (1-2 person households)
  • Less than $113,840/year in income (3+ persons)

The Maryland Mortgage Program loans you up to $8,500 in Down Payment Assistance. There's additional incentives from specific Maryland employers + great student loan incentive programs.
  • Incomes lower than $88,400 for 1-2 person households are eligible
  • Incomes between $88,400 & $128,760 may be eligible, based on county

Local $0 Down DC Buyer Program Continues in 2016 – Free Down Payments!


Here’s some positive news to go with all the talk about higher interest rates and more expensive costs of owning a home. The “DC Open Doors” $0 Down Program, a buyer assistance program for DC home buyers, is funded and continuing currently in 2016.

“This program is so popular with 1st time home buyers due to its ease of qualification. You can earn high incomes and still get your down payment paid for by the city. Incomes can be high as $125,580 per year with reasonable credit score requirements. The program is so popular that we run our own Free Buyer Workshops 2x a week explaining how to use the funds,” said Gerard DiRuggiero, Principal Broker of UrbanLand Company.

 

Here’s what you will need in order to potentially use the DCHFA Down Payment Assistance Loans:

  • You must earn UNDER $125,580 per year (as of 6/1/2015)
  • You must have a decent to fair Credit Score (660+)
  • You must have a Real Estate Agent to help you search for a home & negotiate the transaction.
  • You must find a home or condo in Washington, D.C. that you can qualify for financially
    with a DCHFA approved Lender.
  • You DO NOT have to currently live in Washington, D.C.

Program basic qualifications are as follows:

  • DCHFA will pay the full amount of your qualified Down Payment is between 3% and 3.5% of the home purchase price.
  • The Down Payment Assistance Loan is issued; the balance due reduces by 20% each year for 5 years, ending at a zero balance.
  • The loan is at a 0% interest rate & no payments are due during the loan’s term.
  • There are a few situations where you may default on the loan – the loan becomes Repayable or Due if you Sell the home, Refinance or are not the Primary Occupant during the 5 year term.
  • Open to all DC neighborhoods & Wards.

UrbanLand Company Workshop Agents have now represented over $15.5 million since mid 2013 in $0 Down and other low down payment mortgage programs that are available in DC/MD/VA. “We’re here to help you understand your buying options, whether you need to use $0 Down or not, commented DiRuggiero.  This program lets higher incomes qualify for that free down payment – when it launched in 2013 the DC Open Doors loans really opened up 1st time home buying. Past DC programs had income limits closer to $75,000 – $80,000. This program, with its $125,580 income cap, really lets a lot of people take advantage of the funding.”

How successful is DC Open Doors? “Back in June of 2015 they announced $100 million of issued mortgages. That’s a huge number that will only grow as the program continues to be available.
