Hampden Artist Studio & Apartment Space Moving Forward


Zoning changes on a Hampden site were approved last week in Baltimore for a new artist space and apartment project. An existing manufacturing facility at 3100 – 3200 Falls Cliff Road in Hampden will be converted into between 90 – 95 apartment units with an additional 10,000 sq. ft. of studio space for artists. The developer is The Time Group, who are probably thrilled with the recent approval.

Zoning was changed from industrial to mixed use industrial on the site. The apartment rent will be in line with other rental rates in the Hampden zone of Baltimore. A portion of the artist space has been available for rent by local artists already and will be retained during the renovation process. Timelines to completion are 12 to 14 months after a Summer startup for construction.

The facility is the former home of Fox Industries. The Time Group is in collaboration with the estate of the late Doug Fox, founder of the firm. The building’s history includes a run as a manufacturing facility for Noxzema skin cream and was taken over by Fox Industries in 1969. Their business was epoxies and sealants.

The Time Group has active holdings in Baltimore. They’ve also opened 520 Park in Mount Vernon at the old Hochschild Kohn Warehouse, and is also working on an offshoot to that same project at 500 Park Avenue in Mount Vernon.
