H St. Eastern Expansion – ‘1701 H Street’ Project Announced at Benning / 17th Street

There’s big plans announced on a site bounded by Benning Road, H Street, NE and 17th Street, NE – it’s immediately east of the Hechinger Mall, another property that is talked about as a new potential project.  “This is success of the H Street Corridor logically spreading – there’s been a ton of recent activity east of H Street’s major starburst intersection,” said Gerard DiRuggiero, Principal Broker of UrbanLand Company. “The Bizjournals has almost constant coverage of what’s going on out here. This is a major focus neighborhood for us that we have on high alert.”

In a shout-out to H Street, this new project is being called 1701 H Street, NE, even though Benning and 17th Street are a much bigger influence on the actual property. The site is an under-used vacant lot that is about 2 blocks of the last DC Streetscar stop. Plans call for a 90 foot rising building at the corner of  Benning and 17th Street that scales down in height as it approaches its neighbors. It’s going to be mixed use with 180 units of residential and 14,342 sq. ft. of new retail.

“There will be more announcements around this immediate area soon. This one is relatively ‘small’ but does carry sorely needed fresh retail. The people that end up living here will be here ‘first’ once the huge Hechinger Mall site is redevelopment. This could become a massive new zone and another landmark DC project,” said DiRuggiero.

“Expect a lot more mention of this area from us. This eastern area has already been on our Neighborhood Watch at the brokerage. We’re looking at it in the same way we approached Anacostia, Deanwood, Trinidad and Prince George’s County in the past,” concluded Gerard.
