East of H Street: Exciting Commercial Boom Already In Motion


The H Street Corridor continues to explode with commercial and residential growth, with natural spillover effects occurring along various spokes that come off the H Street starburst intersection.

“We’re a part of the growth along the Bladensburg Road and Benning Road, NE arteries that come off the starburst. Bladensburg Road has already begun to have its own development pipeline of projects including our own new NE real estate office, and we’re representing Gales 18, a boutique new condo project right off 18th Street, NE & Benning Road,” commented Gerard DiRuggiero, Principal Broker of UrbanLand Company. “This whole area east of H Street is picking up all kinds of activity, some of which just got recent media attention from UrbanTurf.”

What’s getting attention in the press is the H Street Main Street (HSMS) non-profit. They’re working hard with Great Streets DC and the Department of Small and Local Business Development on an initiative that presents a vision for east of the Starburst. They have a lot of recent great ideas out about what to do with various target parcels in this exciting zone. It’s a complicated effort that will take years and the cooperation of a large number of current property owners.

“This is a very doable initiative that already has bits and pieces of the whole starting to occur,” said Gerard. “HSMS has a detailed vision already in place. We’ve taken out some key details from the plan.”

The Hechinger Mall Project:

This is the flagship site as part of a plan to extend the H Street Corridor. That means creating pedestrian-friendly environments and town center-style retail like what has popped up all over the rest of DC’s emerging neighborhoods. The old Hechinger Mall sits right at the Starburst and will be an up to 2,100 unit residential project with over 200,000 sq. ft. of retail and commercial. The project includes a CVS site across Maryland Avenue.

Bladensburg Road, NE – Now home to a “Garden District”

A half mile of Bladensburg Road is identified as being a potential Garden District. The name comes from The Arboretum, Northeast’s major park that is an under-utilized resource. The half mile strip is broken up into 3 zones with support for up to 1,800 – 3,500 more residential units.

Gales 18 – new condo project open now!

Just down 18th Street, NE from Benning & the Starburst is a new condo project called Gales 18 that just opened for sales. Phase I is a conversion that is now (4) 2 level, 2BR, 2.5BA condos that are set up with rowhome-style floorplans. Units include private outdoor space and luxury features. Prices started in the $530K’s. Details are at Gales18.com.  Phase II is a new construction luxury loft project right next door that will offer exciting 2 level residences with high ceilings and industrial features.

“Initial buyers at Gales 18 in Phase I get the benefit of lofts appearing next door that will be significantly higher in price than the homes they purchased,” said DiRuggiero. “New construction like this changes the fabric of the real estate market for the neighborhoods they appear in. It gives Phase I purchasers of these great rowhome-style units a potentially very solid investment.”

Other Benning Road sites:

Other parcels along Benning are getting attention. A 5.5 acre block between 19th and 21st Street, NE that includes a charter school has a neighboring acre of 5 sites that can be assembled.
