  • Less than $97,520/year in income (1-2 person households)

‘Offseason Buying Strategies’ Added To Home Buyer Workshops For Winter


2016’s here, interest rates on mortgages (and everything else) are higher, and the Winter months may be your time to make big moves to stop renting.

UrbanLand Company’s popular Home Buyer Workshops get a topic change to reflect seasonal real estate market conditions. “In addition to $0 Down & other low Down Payment programs, we’ll be discussing Offseason Buying Strategies,” commented Gerard DiRuggiero, Principal Broker of UrbanLand Company. “With the cold of winter comes less competition from other buyers in the local real estate market. This is a time when 1st time home buyers using special financing have additional chances of successfully making a purchase.”

A percentage of buyers are eliminated from the marketplace during these ‘slower’ months. And home sellers still have their own timelines and goals that are unrelated to the weather. As a 1st time buyer, you need as little competition as possible when you’re actually putting out offers on homes, especially if you’re using $0 Down or other non-traditional financing. Programs like the DC Open Doors $0 Down program carry higher monthly payments due to mortgage insurance and administrative fees, making it challenging for 1st time buyers to bid over the listing price on a home or condo that matches their needs and budget.

The Workshops will also deal with topics like figuring out your real purchasing power, getting pre-qualified for financing, and how to actually shop for the right homes.

“Most new buyers don’t realize that, even if you’re approved to finance $350,000, that you don’t immediately go out and start looking at listings priced at $349,999,” said Gerard, “Our Agents quickly train our buyers and attendees to set your expectations lower. In this market, you may need to allow room to ‘bid up’ beyond the current listing price on homes that you seriously want to buy, even during the Winter months.”
