Massive Six Block, 1,550 Unit Mixed Use Project Proposed To Transform Rhode Island Avenue METRO Area

Huge potential news and major development plans just were filed today with the city for a massive site just across the street from the current Pre-Sale underway at The Chaplain.

The existing Rhode Island Center mall across from the Rhode Island Avenue METRO station, with its Big Lots and other stores, may transform into a massive 1,550 unit mixed use residential development with a strong retail component. Plans were filed with the city today (July 15).

Project plans call for 7 residential buildings totaling 1,555 units occurring over 6 phases. Each tower will have ground floor retail. Eight percent of the total units will be set aside for affordable housing with the remainder either to become apartments or condominiums (or both). There will be 2,000 parking spaces built for the new project.

The development, led by a group headed by MRP Realty with design by SK+1 Architecture, will cover 6 blocks right across from Rhode Island Avenue METRO.

“This is a huge boon to the immediate area around Rhode Island Avenue’s METRO,” said Gerard DiRuggiero, Principal Broker at UrbanLand Company. “The infusion of that much residential and new retail is really going to upgrade the experience as you walk out of the METRO. This will simply be a massive new town center and destination for all to enjoy.”

“Our developers are huge fans of the Rhode Island corridor. We’re in the middle of a major Pre-Sale on new 2BR 2BA luxury condominiums at The Chaplain just across the street at 3rd Streets and Rhode Island Avenue. That building is itself just finishing up construction and is almost ready for delivery of the units. Due to the volume of interest we’ve had from consumers and real estate agents in the (5) 2BR 2BA units allocated for Pre-Sale this week, this new town center is sure to be a hit as well,” concluded DiRuggiero.
