The Virginia Housing Development Authority (VHDA) pays your Down Payment when you meet certain criteria. The money does not have to be paid back. You must have:
  • Less than $97,520/year in income (1-2 person households)
  • Less than $113,840/year in income (3+ persons)

The Maryland Mortgage Program loans you up to $8,500 in Down Payment Assistance. There's additional incentives from specific Maryland employers + great student loan incentive programs.
  • Incomes lower than $88,400 for 1-2 person households are eligible
  • Incomes between $88,400 & $128,760 may be eligible, based on county

Arlington & Alexandria “$0 Down” Condo Grants Available…With Minor Changes


DC’s leading “DC Open Doors” $0 Down Program has a close cousin across the line in Northern Virginia. The VHDA (Virginia Housing Development Authority) has had a Down Payment Grants program live for qualified buyers for the last several years. The program is available in 2017 but has several changes to how it works.

The VHDA program is grant-based meaning you do not have to pay the money back.  It lets qualified buyers receive either a 2% or 2.5% Down Payment Grant based on of the purchase price (up to $500,000 sales price) of the home or condo they buy. “Forgivable” means it’s not a loan and you do not have to ever back these funds. It is essentially, free money. The home buyer using this program will still have to pay a 1% Down Payment contribution. You must use all of the grant funds for Down Payments only; you cannot apply any of the grant money toward closing costs.

The main qualifier is your income. If you’re in Northern Virginia including Arlington/Ballston/Rosslyn, you can be single or in a 2 person household and earn $97,520 per year on your tax return. For 3 or more household members, the limit is $113,840.
